  • Subject: Corylus - Updated Returns Forecasts
  • On: Nov. 15, 2017, 11:45 a.m.

Hi Alex,

I hope you are well and had a great weekend.

As it has been a little while since I have touched base, I wanted to provide you with a brief update on how things are developing for Corylus.

The majority of the main development work for the year has been completed and I think we can all agree it was to a fantastic standard which is another testament to our team on the ground. The final works for the year is to have the irrigation system implemented on the 40-acre blueberry section, for which the works started last week.

Our Farm Manager Paul Kuehne, who manages over 12,000 acres in the region, and my management team have been discussing his hazelnut yields for some time now and I am delighted to say that we have been overly conservative on our initial projections. You may recall that we projected 3,000 lbs per acre for full maturity which Paul received for his 1st year harvest (5th season). With this being the case and with what Paul has seen from other farmers in the region, he has suggested that we should increase our projections to 6,000lbs per acre for full maturity, doubling our initial estimates. I have attached an altered business plan to reflect these changes. This has changed projections as follows…I have kept prices the same and shown the 50% buy back option, however I can show this in any format you wish as I know this is not everybody’s intended strategy:

Hi Alex,

Glad to hear it, we would love to have you on board. I can outline the next steps; however, I will need you to speak with Charlie Kermer as he needs to speak to everybody who invests with us. I would also need to confirm information such as:

1) Do you qualify as an Accredited Investor (if you are a US citizen)?
2) How will you be investing (IRA/LLC/Trust/Cash etc.)?
3) How many Memberships do you wish to purchase?

This would affect the documents that I send across to you.

In terms of moving forward, I would send you the relevant reservation form (based on the information I receive on the above) that I would need you to complete and return to me along with the following:

· Photo ID (Passport or Driver’s License)
· Proof of Address (Utility bill or bank statement dated within 3 months)
· Proof of Accreditation
If investing via a Trust / LLC please also provide:
· Articles of incorporation
· Proof of entity address

Once these are received we will send across the Subscription Agreement, Private Placement Memorandum & Operating Agreement via DocuSign. Once you receive the countersigned copies from Charlie, we will then send the wiring instructions.

So, this is a relatively straightforward process. Shall we confirm a time and the best number for Charlie and yourself to speak early next week?

I have CC’d Charlie Kermer into this email, if you have any questions prior to the call please feel free to call or email us directly.

Best regards,

Daniel

Dear Alex,

It has been a busy and successful first quarter for the Agri Partnership
so far; we have successfully closed our first venture in Costa Rica
whilst we are continuing to develop our second project in Oregon, USA;
Corylus LLC.

We are pleased to kick off 2018's second quarter by finishing the
development stage on our Corylus property, which compromises of
155-acres in one of the USA's foremost agricultural regions, The
Willamette Valley.

http://agripartnership.acemlnc.com/lt.php?s=4e36471684b1a938ff32a7b96c73e9fa&i=18A45A14A52

To date, we have cleared the land, installed tiling systems for
drainage, treated the soil, expanded the well on the property, planted
15,120 Jefferson Hazelnut Trees and installed the double-drip irrigation
systems across the site. We have also achieved $1.66 per pound for our
Blueberries on our other site which is 20% higher than our projections,
whilst also gathering further, more recent data on the incredible
productivity of the latest generation of Hazelnut Trees which have far
surpassed our original projections.

The final phase consists of planting our 116,160 Calypso Blueberries
which have been in cold storage over the winter period and which will be
over 1-year old by the time of planting within the next 4-6 weeks.

To celebrate this milestone, we have invited several of our existing
Members to attend a tour of the property and we are opening our doors to
any interested parties who would enjoy meeting the team, our Members and
touring our operations, giving you a detailed and multi-faceted view of
how we operate our businesses across the globe.

We will be hosting this weekend event in Portland, Oregon on

With many interesting projects in our pipeline, we would relish the

Dear Alex,

It has been a busy and successful start to the year for the Agri
Partnership and our Corylus LLC project in Oregon, USA. The Corylus LLC
project is

**now fully planted and the implementation stage is complete**. We have
remained on schedule and in budget for the development of the farm and
have now planted 116,160 Calypso Blueberries following our successful
planting of 15,120 Jefferson Hazelnut trees in 2017.

As we have reached this fantastic milestone for the project, we felt it
was time to update our readers on the project status and to familiarize
yourselves with the format of our regular updates that will occur moving
forward.

**Farm Development Stage Complete**

As you will see from the pictures below, taken over the weekend of 18th
May when we had some of our existing Members and prospective investors
visit the farm during this final phase, the entire site has now been
planted with

**116,160 Calypso Blueberries**, along with the double drip feed
irrigation systems installed across the entire site. As some of you may
know, we opted to plant the blueberries this year after storing the
bushes in cold storage as the weather started to get colder than usual
towards the end of 2017. This was certainly a good decision by our
farming team, as we received a very healthy selection of Calypso bushes
from our supplier; Oregon Blueberry Farms & Nursery.

The bushes are now two-years old and we are right on schedule to have a
small (non-commercial) harvest next year, with the first commercial
harvest targeted for 2020; the proceeds of which will be reinvested into
the operational costings of the business. So, we expect to

**distribute our first returns to our Members in 2021**- right on
schedule.

Similarly, the

**15,120 Jefferson Hazelnut trees**, planted across 70-acres of the site
in Canby, are looking fantastically healthy, both our Farming Manager
Paul Kuehne and ourselves are delighted with their growth so far. You
will note that we have now

**intercropped grass seed** between the rows to add operational income
for the first few years, whilst also achieving better negotiated
temporary adjustments to operating costs with Paul by way of exchange
for a profit share of the grass seed harvests; ensuring that we keep our
partners happy and the project at full capacity.

Market Analysis

As always, when we visit the sites we ensure that we meet with our
Farmers and other advisors to get a breakdown of the market. We have
provided a short summary of our discussions and findings below for the
2017 markets for both blueberries and hazelnuts as we want to provide
real-time data for our Members.

Blueberries

****
Due to a rather cold winter in 2016, production yields are slightly
below usual levels, with Bob Gabriel's mature farm achieving an
average yield of 13,200 lbs per acre across his 9-year old bushes.
However, this is still higher than our conservative projections of
12,500 lbs per acre put forth in our pro forma which is very
encouraging.

Farmers in the region averaged out $1.52 per pound in 2017 across the
selling seasons, which, again, is still higher than our projected $1.40
per pound.

Hazelnuts

Similarly, to the blueberry market, the weather conditions had a
suppressing effect on production across the hazelnut sector. We use
Paul's farms across Oregon as our benchmark as he is growing the 5
latest varieties of trees from Oregon State University on a commcercial
scale, and he, of course, is using the same growing techniques across
our farms.

In terms of production, Paul's farm was, on average, 200lbs per acre
below our projections for Year 6 production, hitting 2,800 per acre.
However, Paul did not seem too concerned and reconfirmed that our
ongoing projections are below his business plans across his farms.

Prices hit $1.21 per pound which is slightly above our projections of
$1.20 per pound.

Conclusion

To summarize; the project is moving forward, the entire site has now
been fully developed and the years of more fragile seedling crop are now
behind us which reduces early stage implementation risk and we have
developed a state of the art, modern farming asset in Corylus LLC. The
development is on time and slightly under budget which we are very happy
to report. We are pleased to see that the farm team have done a
fantastic job thus far, as we continue to grow our presence in the
Willamette Valley area as well as other regions in the world.

There are still Memberships available in this project, so for those of
you who would like to discover more about our activities in this region
please click here to register your interest in receiving our Offering

Hi Alexander,

I understand we were in communication a few weeks ago, did you receive my response?

What examples would you like to look at? Let me know if you would like to arrange a time to speak in detail.

Document and other, more detailed, due diligence information and

Dear Alex,

Following on from our farm update last week, we have now completed the
final development stage for our latest project in Oregon, USA; Corylus
LLC.

Since identifying an underutilized area of land in the Willamette Valley
in late 2016, which was previously used as an animal sanctuary and for
bean farming, The Agri Partnership has structured a registered fund,
raised capital, purchased the property and now fully developed the
entire site within 1-year, right on schedule and under budget, thus
adding significant capital value from the outset.

To celebrate this milestone for the project, the Managers invited
existing Members and prospective investors alike, to come and visit the
farm in May 2018 whilst the final development phase was underway. It was
a fantastic trip with some wonderful people and we are grateful for
having such supportive Members who truly understand the goals of The
Agri Partnership.

For those of you who could not attend, we were sure to take plenty of
footage to show you all the quality of the work our Farm Team has
undertaken over the past year. We have since edited two videos which we
would like to share with our readership:

Corylus LLC - May 2018 Tour Video

This short video documents the final stages of development on our
Corylus LLC property. It was a fantastic opportunity to showcase our
hard work to our Members, many of whom have seen the dramatic changes
first hand.

Corylus LLC - Pre-and Post-Development

With the final phase of implementation complete, we compiled a short
video illustrating the stark differences from footage taken in March
2017 and May 2018. What a difference a year can make...

We hope that you agree that the progress we have made has been
significant; we have now left the riskiest part of any agricultural
investment; the development stage, behind us, with the goal now to
maintain the quality of the property until our first Member
distributions in 2021 and beyond.

There are still Memberships available in the Corylus LLC fund, if you
would like to receive further information on this project then please
register your interest by leaving your details and one of our team will
contact you.

Yours Faithfully,

The Agri Partnership
